Preferred room and flatmate description

I have a room to rent (unfurnished) about 16m2 in Mayfield. I'm walking distance to Supermarket,buses & a 5 min drive to TAFE and 10 to uni ($10 in cab fare to Beaumont Street, Hamilton) The house is an older type with floorboards,carpet in bedrooms & very secure windows/doors! Have a rear-lane access to a HUGE garage for a car (or two) & plenty of storage.80m2. Its clean & tidy, 1 bathroom so I would prefer someone who cares to be clean Everything in the kitchen is at your use.

About me: I'm full time employed at Mr Rental. I'm an early riser 6am and usually hit the sack at 9.30pm so I don't like noise after that (sorry) I'm very clean ie: I wipe down the vanity basin after every use, wash up dishes & clean benches after cooking. I have two dogs (daschunds) & a cashmere mini-lop bunny in the backyard...purely external pets. I don't party at home (thats what pubs are for) but don't mind having a few drinks with friends (or your friends) at home before going out on the w/end.

What I'm looking for in a housemate? A clean & tidy person not fussed on the age really.. Ideally a person who rises early cause I try hard to be quiet in the mornings but tend to make more noise. If you have furniture? I'm happy to put my stuff in the garage to make you feel more comfortable, not a problem. You can utilise the dining room into your own lounge room as I don't have dinner parties as the place is not big enough for it.

I'm a smoker AND I smoke outside. I respect other ppl's lungs. MUST have references ie: contactable numbers
